The Santa Barbara condo market is not showing a sign of recovery like the single family home market is.   As the home market improves however, and we see fewer lower priced homes on the market, first-time homebuyers may have to look at condominiums again as their first real estate purchase.   In the past condominiums have been a great stepping stone to help  home buyers  eventually move up to a single family home.

December of 2010 finished with mixed signals for our Santa Barbara real estate market.   The number of closed sales was up significantly to the third highest level in 24 months.   The number of new escrows and active listings was down which is typical for the holiday season.   Unfortunately the median price for December was also down after three consecutive months of higher values.
The good news is that so far January 2011 has been very busy.   We have opened three new escrows and have a couple exciting new listings coming soon.   We have also heard from other Realtors that they are experiencing increased activity and are optimistic that 2011 will be an improvement over last year.

Condominium values still  have not stabilized like the values for homes.   We feel we need to wait and see what happens during the first quarter of 2011  to see if the condo market will begin to see signs of sustained improvement.

The historical data for the number of homes sold annually and the median sales price tend to show that we have hit bottom and our local Santa Barbara real estate market may be on the rebound.

While home sales are showing definate signs of improvement condos are not showing the same positive signs.   The number of condos that closed escrow in November was down compared to last month but there were an unusually high number of condo closings in October.     The monthly median sales price dropped from $474,500 last month down to $427,500.   November did see a significant increase in the number of new escrows as compared to October 2010 and November 2009.

Our local real estate market for single family homes continues to show signs of improvement.   In November the number of closed escrows increased over October’s closings and the median selling price of $874,500 was an increase over October as well.   It was also a $124,500 increase over November of 2009.   The number of new escrows for November declined from the previous month but was up compared to the number of new escrows in November of 2009.
